Real Estate Investing - Cost vs Results

You have likely seen at least one "infomercial" where some real estate "guru" like Than Merrill, Armando Montelongo, Ron LeGrand or Carleton Sheets promises the listener can reap huge profits in real estate. All you have to do is attend a free seminar or some such. The sales hype is very compelling - they are masters at hawking what they have to sell. And what they have to (up)sell will cost anywhere from a few thousand dollars to upwards of $60,000. To unsuspecting folks desperate for financial security, that still sounds like a bargain. But is it?

Real estate investing is not nuclear physics. Ordinary people have been making their fortunes in real estate long before the first "infomercial guru" ever hit the airwaves. I have been investiing in real estate successfully since 1969 - years before the first guru bought TV time. And I learned from my Dad, who had been investing since the Great Depression. In fact, people have been doing it since the time of Moses.

So the first thing a person should learn in Real Estate Investing 101 is simply this: you don't need to pay thousands or tens of thousands to learn how to do it. In fact, if you have that much money to put into some snake oil salesman's pocket, you could simply cut out that middleman and buy your first property with the money. All you need is to learn a few simple basics to get started and expand from there.

And, no, you don't need all those "apps" or "lists" or anything else - the gurus use those "bells and whistles" to try and make you believe that only THEY have the magic key to the kingdom, and it's worth every dollar they want to soak you for. Nope! You don't need any of that stuff, and for the most part, they are either worthless, or at best a minor convenience that helps lazy people stay lazy.

So, just what do you need to succeed in real estate investing? Just 4 things:

  1.  Knowledge of the methods and strategies, and how to utilize them
  2.  The perfect agreements and contracts that keep you from risking the farm, designed by   investors, for investors
  3.  A good, experienced mentor - a coach with at least several years field experience
  4.  The drive, determination and effort to use those things and get 'er done
