There is a strategy known as "assigning". Simply put, the investor gets a property under contract. Since the investor is not actually buying the property, there is no need for the investor to put up a down payment or get a mortgage - the investor is simply selling the contract, not the property. Hence, cash and credit are not required. In this hot market, a property put under contract can gain in value overnight, as people start bidding wars on the available homes. I have seen such contracts sell within days for as much as $20,000 or more.
